CHECK-OUT PROCEDURES:   Check-out time is 10:00 am on the day of departure.

  • To avoid additional cleaning charges, please do the following before departure:

1.   Remove all food from refrigerator.
2.   Load dirty dishes in to dishwasher.
3.   Leave furniture arranged as you found it.
4.   Put garbage in sturdy plastic garbage bags and put in the outside receptacle provided.
5.   Close and lock all windows and doors and return all keys to the lock box.
6.    Please leave the property neat and orderly.

CANCELLATION POLICY:  Your prepaid rent will be returned if the reservation is cancelled 30 days prior to arrival for weekly and daily reservations, and 60 days prior to arrival for monthly reservations. 

PAYMENT:  – A deposit of $200 is required to reserve the unit.  An advance payment equal to 50% of the rental rate is required 30 days before arrival. The advance payment will be applied toward the room rent. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Charles Carney.  The BALANCE OF RENT is due before your check-in.  The $150 deposit will be refunded within 10 days of check out after inspection of the unit.

WHAT TO BRING:  You will be given a limited supply of towels and washcloths (there are no hand towels). You will need to provide your own personal beach/pool towels.  Rental rates do not include daily maid service or a change of linens.  You should also bring coat hangers, personal soaps, detergents, garbage bags, and paper products.


  • You are renting a privately owned home or condo.  It has been decorated and equipped to satisfy the particular tastes and desires of the owner.  Please be considerate of the belongings of the owner and to the people who will be renting the property after you.
  • Please do not rearrange the furniture, take any items outside that are part of the interior décor, or move any furnishings or kitchen items to another property
  • Renter is to indemnify owner for any damages or costs to the premises, furnishings, equipment, and household items therein, which occur during renter’s occupancy excluding normal wear and tear.
  • Locked closets are maintained by homeowners for personal use.  Please respect these areas

Maintenance Problems:   Any problems should be referred to Charles or Vicki Carney at 225-261-8824 or 225-281-9058.  We will attempt to resolve any problems as quickly as possible so that you may enjoy your stay.

Guests will be responsible for paying for service calls for any air conditioner or refrigerator that is turned down so low that it freezes up and requires maintenance.  

LONG DISTANCE CALLS:  There is a long distance block on all rental phones.  You will need a calling card to make a long distance call from the property.  Local calls are free.  Please refer to the phone book in the property for the local calling area.

CABLE SERVICE: Cable service is provided to the units.  No charges should be made to the unit for any pay per view movies ordered or any other cable service not currently provided.


  • Parking in the complex is available for two vehicles.  Vehicles should be parked in the garage.  Only one additional space per unit is available in the parking lot for the complex.  Additional vehicles will need to be parked in a public parking lot.
  • Boats and trailers should be parked in the parking lot on the west end of the complex set aside for these items.

GRILLING:  Grilling should be done on the first level away from any walls or structure.


  • The total number of persons allowed to occupy the property is eight (8).  We are very serious about maintaining a family atmosphere for the quiet enjoyment of all our guests.  We will rent to family groups and responsible adults only.  Properties will not be rented to anyone under 25 years of age.  No children will be allowed to check-in without their parents.  Reservations made under false pretense will be subject to forfeiture of entire advance payment.  Identification may be required upon check-in to verify age.
  • No parties, weddings, or gatherings are allowed.  Absolutely no student groups or house parties will be tolerated.
  • All accommodations are governed by appropriate Florida Laws pertaining to Florida Landlord and Tenant Act, and also Rules and Regulations that are applicable to said premises.  Occupancy of common areas shall be quiet and peaceful so as not to disturb others. 

PETS:  Sorry, pets are not allowed. 

Smoking:  This is a non-smoking unit.  Smoking is permitted on the balconies outside.
